City approves lot subdivision

Medford planning commission members cleared the way for a local business owner to divide his commercial property near Medford Area Senior High School.

Dr. Kim Gowey, who owns the Implant Dentistry office at 1034 W. West Broadway Ave. submitted a request from the city to approve a certified survey map which would divide the approximately 4.2 acre lot containing his dental office into two parcels. The rear parcel measuring 2.209 acres would be accessed through a private driveway from Hwy 64.

City planner Bob Christensen said he had no objections to the property division and that it met all the city code requirements. The only potential concern he raised was that it creates a “flagpole” lot.

However as city coordinator Joe Harris noted what separates this from other CSM proposals is that it adjoins to a platted, but undeveloped city street identified on land records at “Stonewood Drive.” If the road were ever developed the lot would have frontage on that street.

For now, Christenen said, the lot would be serviced through a “rather long” 235.7 foot long driveway off of Hwy 64.

Christensen said that no reason was given for the desire to subdivide the parcel at this time. According to Christensen, both lots continue to be zoned for commercial use.

Commission members unanimously approved the property subdivision.

In other action, commission members approved changes to the platted sidewalk rights of way along Broadway Ave./Hwy 64 to reflect the additional space that will be needed to upgrade the sidewalk curb cuts to be compliant with current Americans with Disabilities Act requirements.

According to Harris, the state is planning to resurface a portion of Hwy 64 (Broadway Ave.) in 2024 in conjunction with the replacement of the Hwy 64/Hwy 13 intersection. The project will run from the intersection with National Ave. to the intersection to Hwy 13.

As part of the project, Harris said the state will be bringing the curb cuts up to current accessibility requirements and in order to do so need slightly more space than the current curb cuts. Commission members unanimously approved the plat changes.
