Potential physical changes to the Cadott community was the focus of a Cadott Village Board meeting Nov. 7, with numerous items on the agenda.

During a public hearing on a zone change request by Russ Falkenberg (ARF Property Management) to change an R-1 and R-2 Single Family Residential area to R-3 Two Family Residential, Falkenberg explained his plans for vacant lots in the south side East Hartford Street area.

“What I’m asking is to change the zoning where that stone garage is, and the vacant lots behind, to put duplexes,” said Falkenberg.

Tom Vesely, neighboring resident, asked how the water and sewer will run to the proposed buildings. Falkenberg says Hartford Street has water, which others confirmed.

“So, you can just go from there and it really don’t even affect me?” asked Vesely.

Board president Anson Albarado confirmed the buildings will be serviced off of Hartford Street.

After the public hearing, the zone change requests came to a vote.

“We looked over everything and as long as his buildings are going to meet the setbacks, and all that stuff, and fit on them lots, we didn’t have a problem with it,” said board member Randy Kuehni, of the committee’s thoughts on the matter.

Board members approved the zone change requests, pending a Certified Survey Map (CSM). Falkenberg, who is also a board member, abstained from the vote.

Ordinance 2022-5, a formality to amend the zoning ordinance for the Falkenberg properties, was also approved, with Falkenberg abstaining.

There was also a discussion of the village Code of Ordinances, regarding Glenn Schofield’s property. Schofield says he is filling in his yard to a grade to slow down water flow.

“That’s an awful lot of change in topography of the property,” said Albarado, adding the ordinances do not allow the land to be disturbed that much.

Following further discussion that brought up more questions than answers, the item was placed on the next meeting’s agenda. Albarado says they will look into what the grade and slope should be, and take a closer look at the rules around retaining walls, ahead of the next meeting. In the meantime, Albarado advised Schofield not to do anything with the property.

During reports, board member Bart Chapek reported there was an Ambulance Committee meeting, where they learned the apparatus levy is going to be higher than expected, in order to pay for the ambulance.
